Location

Hogansville is conveniently located along I-85 between Newnan and LaGrange—just 45 minutes from Hartsfield-Jackson Atlanta International Airport and centrally positioned between Georgia’s major cities of Atlanta and Columbus. Residents enjoy easy access to regional destinations while maintaining the charm and pace of a small town.

Shopping

Hogansville offers a variety of specialty shops along its historic Main Street. Major retail destinations in Newnan are within a 20-minute drive—often closer than for some Newnan residents—while LaGrange shopping is just 15 minutes away. Larger shopping centers and malls in Atlanta and Columbus are approximately 45 minutes from the city.

Medical

Hogansville is located 20 minutes from Piedmont Newnan Hospital and 30–40 minutes from Wellstar West Georgia Medical Center in LaGrange, depending on traffic. In addition, Wellstar Health System now operates a primary care clinic located on Billy Tucker Circle, providing convenient local access to routine and preventive healthcare services. 

Amenities

Lake Jimmy Jackson is located approximately two miles from downtown Hogansville at 1430 Blue Creek Road. Opened in 2019, the lake provides recreational opportunities including swimming, beach lounging, and fishing from the pier. In December 2020, the city completed additional upgrades, adding three pavilions, picnic tables, benches, and grills.

The Hogansville Tower Trail runs alongside Hogansville Elementary School, beginning at the former water tower and extending to Oak Street. A 2021 expansion connected the outdoor classroom to High Street near Hogansville City Hall, further enhancing walkability and outdoor recreation.

As of 2024, the historic Royal Theater has reopened in downtown Hogansville, offering live performances, movies, and a venue for community events, further enriching the city’s arts, culture, and entertainment offerings.

Jobs & Economic Development

Downtown Hogansville supports approximately 550 jobs. Nearby, the Meriwether Industrial Park—bordering the city—continues to grow and currently supports hundreds of additional jobs, including employment at Mando America Corporation. Approximately 44 acres of the Mando property lie within Hogansville’s city limits, and the city participates in a joint development authority to support and administer the park. Continued expansion is expected, with total employment projected to exceed 1,200 jobs.

As of 2025, an Amazon Sortation Center has been announced and is scheduled to open in 2027. At full capacity, the facility is expected to create approximately 1,000 jobs, representing a major economic development milestone for the Hogansville area.

Hogansville provides wholesale gas, water, and sewer services to the industrial park and surrounding employment centers, supporting continued regional economic growth.

Schools

Hogansville is served by Troup County School System, consistently ranked among the top school systems in West Georgia. Local schools include Hogansville Elementary School, Callaway Middle School, and Callaway High School.

Property & Development

Hogansville offers a wide range of zoned land suitable for industrial, commercial, single-family residential, townhomes, and multifamily development. Additionally, more than 2,500 acres of vacant land are available near Lake Hogansville and I-85 Exit 28, providing significant opportunities for future growth.

Hogansville currently has 2,735 new housing units in the planning, design, or construction stages, reflecting continued residential growth and investment throughout the city. These developments include a diverse mix of housing types and price points—ranging from traditional single-family detached homes and townhomes to apartment communities—helping meet the needs of residents across various life stages and income levels.

City Government

Hogansville’s city government maintains a pro-business, growth-focused vision guided by long-term planning. Property taxes were reduced by two mills nine years ago and have remained at that lower rate. The city also offers Tax Advantage Districts to support new development.

City improvements and amenities are funded through a creative mix of grants and community fundraisers, including the volunteer-led Hummingbird Festival, which attracts more than 20,000 visitors annually. Hogansville is served by a small, professional police department, and the city enjoys a very low crime rate.

City Utilities

Electric

Hogansville offers some of the most competitive electric rates in the region. The city has partnered with Diverse Power through an operations and maintenance agreement to modernize and enhance the electric system.

Gas

The city has completed a fully upgraded plastic gas distribution system, significantly reducing leaks and improving reliability.

Water

Hogansville purchases treated water rather than operating its own treatment facility, allowing for cost savings without capital investment. The city maintains pipelines and contracts for up to 2 million gallons per day from Coweta County and the City of LaGrange. Current usage averages approximately 400,000 gallons per day, with an additional 100,000 gallons sold wholesale to Meriwether County and its industrial park—leaving ample capacity for future expansion.

Sewer

In 2020, Hogansville opened a newly upgraded Wastewater Treatment Plant, increasing capacity from 650,000 gallons per day to 1.5 million gallons per day. The $8.7 million project was funded through a combination of USDA loans and grants, along with investment from the Meriwether Sewer Authority, which holds a 25% ownership interest. This upgrade supports anticipated residential and commercial growth in the coming years.
